What is the Internal Rate of Return (IRR)?

The Internal Rate of Return (IRR) is a measure of project profitability and investment feasibility, used in project evaluation and selection. As opposed to the ROI (Return on Investment) which is usually used for calculating the profitability of short time investments which last for one year or less, the IRR is used for multi-year projects, and it takes in consideration the time value of money, and is calculated based on the present value of incoming and outgoing cashflows. The IRR simply means the discount rate at which the net present value of all cashflows is equal to zero. A project is viable if the IRR is higher than the actual discount rate applicable in the project, and the higher the IRR the more profitable is the project. The IRR is also used in selecting between projects, so that the project with higher IRR value is more rewarding for investments.
